Tenant Environmental Reviews

  • On site inspections of of tenant’s hazardous materials storage and waste disposal practices

  • Review of tenant hazardous waste manifests and environmental permits

  • Written report with photos and actionable recommendations for building owners, property managers, and tenants on an ongoing basis as well as recommendations for move out

  • Work directly with tenants, property managers, and building owners to minimize potential short and long term environmental impacts of tenant operations

Consulting

  • Work with third parties to conduct Phase I Environmental Site Assessments, providing overall management and review

  • Oversight of Phase II subsurface investigations, providing bottom-line impact evaluation

  • Site characterization management, mitigation option evaluation and bid administration

  • Design environmental programs for due diligence and asset management, including tenant audits, indoor air quality surveys, and asbestos and lead-paint O&M programs

  • Identify potential "red-flags" early in the due diligence process

  • Provide business risk evaluation and cost estimates for use in negotiating purchase price


Analysis

  • Provide pre-bid review of the seller's environmental documents, assess potential environmental risk and bottom-line impacts enabling stronger competitive bids.

  • Conduct third party peer reviews and environmental risk analysis

  • High-level portfolio summaries for buyers, lenders and insurers

  • Obtain and evaluate bids leading to remediation cost reduction


Management

  • Oversee indoor air quality evaluations

  • Manage asbestos and lead-based paint surveys, abatement and clearance sampling

  • Evaluate water intrusion potential and manage mold surveys, remediation and clearance sampling

  • Oversee site remediation and clean up of soil, soil vapor and groundwater

  • Implement O&M programs for single properties or portfolio wide

  • Oversee closure of clarifiers and USTs on an as needed basis
